Looking at the Fitchburg area real estate days on market for condos and single family homes.

WOW! So does give you an idea of what is happening in Fitchburg, Wisconsin area real estate?

Yeah! I don’t really get it either.

I think the best thing to do is just look at August of 2006 for Fitchburg days on market and compare that to August of 2007. Days on market for Fitchburg area single family homes have increased while Fitchburg condos have decreased.

Cutting The Fed Fund Rates Could Help Housing Market

A rate cut was expected today, but the aggressive .50% rate in both the Federal Funds Rate and the Discount Rate surprised many, including myself.

The Federal Reserve lowered its benchmark interest rate by a half point to 4.75 percent, this is the first Fed rate cut in four years!

We wrote more about the rate cuts, the stock market and the housing market at our main blog, The Gardyn.

I have talked in past the housing market in Madison is slowing more on psychological reasons, instead of a fundamental reasons. This will probably help many buyers that are sitting on the fence start get more serious.

Here is a look at the real estate market activity in Fitchburg since June 1st, 2007.

What is the holding inventory or absorption rate in Fitchburg? How long would it take to sell a home?

How we calculate that data is:

• How many homes are selling in a month?
• Based on the current active inventory, how long would it take to sell?

So the average home sales in Fitchburg is 11.3 a month.

• 34 total sales since June 1st.

There are 158 current active listings for sale in Fitchburg. If we said no more listings are allowed to come on the market, with an average of 11.3 selling a month, it would take almost 14 months to absorb the existing inventory.

This would make the Fitchburg real estate market a buyer’s market.

Looking at the last five years of the Fitchburg real estate market.

We looked at total number of single family homes that had been listed in Fitchburg starting at January 1st, 07 thru to today. We then looked at the total number of single family homes that had sold in Fitchburg in that same time period.

The Fitchburg real estate market is having a slower sales pace in 2007 vs. other years. However, new listings entering the market has dropped off slightly helping balance the real estate market. Many Dane County real estate markets are slowing in sales, but for sale inventory keeps going up, up up.
